For those in search of an idyllic escape at the bottom of the world, New Zealand is offering a rare opportunity. After years of tight restrictions on foreign property ownership, a recent court ruling has opened the door for international buyers to purchase land in one of the country’s most breathtaking locations. And thanks to the foresight of entrepreneur Craig Heatley, a few select parcels of prime waterfront in the stunning Bay of Islands are now available.
Ōmarino is the brainchild of Heatley, one of New Zealand’s most respected entrepreneurs. He and his family have owned the pristine, hilly land for nearly 24 years, and in that time, they’ve transformed what was once cattle-grazing land into a thriving, eco-friendly oasis. The over 350-acre property now comprises four fully completed homes, with five exclusive parcels still up for grabs, starting at US$8 million (approximately HK$62.15 million) per lot. Each lot spans 15 to 20 acres, ensuring owners enjoy both space and privacy.

New Zealand is known for its commitment to protecting its remarkable landscapes, and for good reason. In fact, the nation has strict laws surrounding foreign ownership, especially when it comes to its coastal regions.
“Ōmarino stands out as the premier development of its kind in New Zealand. As the only real estate available to foreign buyers, it holds a unique distinction—only further enhanced by its breathtaking beauty,” Heatley tells Robb Report. “Ōmarino represents the pinnacle of luxury living defined by its unparalleled privacy, serenity, and exquisite Bay of Islands location.”

The Overseas Investment Act (OIA) regulates who can buy land, making it incredibly challenging for outsiders to purchase property here. The OIA requires foreign buyers to get approval for sensitive properties in New Zealand. However, Ōmarino’s special OIA waiver allows international investors to purchase land in this exclusive community while bypassing typical restrictions.
The development offers more than just breathtaking views and epic homesites. Residents enjoy private beach access, a dedicated jetty for yachts up to 75 feet, world-class fishing, diving, golfing, and a private helipad for quick trips to Auckland. Plus, a full-time maintenance team ensures everything is kept pristine. In addition, the subdivision is also a model of sustainability. Over a million trees have been planted to restore soil stability and biodiversity.
But with only five parcels available, there’s bound to be some stiff competition from those looking for a remote and uncommonly beautiful escape from it all.
