With luxury boutique hotels scattered worldwide, Six Senses will make a splash on Grand Bahama when it opens its highly anticipated resort village and branded residences. In the meantime, Robb Report got an exclusive look at the latest renderings for the project’s forthcoming collection of Olson Kundig-designed private homes, which just launched sales.

Located off the coast of Florida, Six Senses Grand Bahama is being led in collaboration by Weller Development Partners and Pegasus Capital Advisors. The 50-acre, eco-conscious property will comprise 64 guest villas, in addition to 10 beachfront and 18 canal-side residences with interiors by Curioso. The turnkey estates, priced from US$10 million to US$20 million (HK$78.2 million to HK$156.4 million) or more, will accommodate up to six bedrooms and include roughly 9,000 square feet of indoor and outdoor living space.

The private villas will span 5,600 square feet, with an additional 4,000 square feet of outdoor space.

Construction of the resort will begin late this summer with homes slated to begin shortly thereafter. The resort is expected to reach completion in 2026. Prospective buyers will have the option of purchasing a residence that’s fully furnished as well as the opportunity to snag a private boat slip along the canal. Along with the new branded residences and villas, the US$250 million (HK$1.9 billion) development will include a sprawling wellness centre, a signature Six Senses Spa, multiple gourmet restaurants, a beach club, and an oceanfront swimming pool.

“Six Senses Residences Grand Bahama is redefining what it means to own a branded residence in The Bahamas and the Caribbean,” Michael Cantwell, co-founder of Bespoke Real Estate, which is handling the sales in partnership with broker HG Christie, told Robb Report. “The new upcoming airport and the addition of regular direct flights will establish it as one of the closest yet most exclusive tropical retreats.”

Each villa will have a private pool with ocean or canal views.

The homes themselves will reflect the island’s natural beauty without intruding on the local environment. Think curved roofs that mimic the waves of the crystal-clear water and lots of weathered wood that blends in with the sandy beach and sea. Each residence will sport lush gardens, free-flowing living and dining areas, an infinity-edge pool, as well as an open-air lounge—one of the best spots for stargazing. Homeowners can opt for an abode that’s either oriented towards the ocean or the Grand Lucayan Waterway.

“With its location only 60 miles from Florida, Grand Bahama is a sleeping giant and has all the attributes to make it the next great destination in the world,” added Marc Weller, founding partner and president of Weller Development Partners. “It has beautiful white sandy beaches, the most incredible turquoise water, and a serene natural landscape. Couple that with the seamless integration into the resort amenity base where residents can utilise the Six Senses Spa, the restaurants, concierge services, programming, fitness centre, and other amenities—and you have an exclusive offering that will garner serious attention in the market.”
